Does reducing the price of your property really work?

If your property has been on the market for a while, you may have been tempted to consider reducing the price.

However according to Zoopla, reducing the asking price of a property is critical to achieving a sale in only 14% of cases. As reported in Property Industry Eye. Zoopla’s recent study revealed that 47% of sellers said that choosing the right estate agent from the start was instrumental in achieving a sale.

Following the study, Charlie Bryant, Managing Director of Zoopla, said: “Nearly half of vendors believe selecting the correct estate agent and taking their advice on listing their home at the right price was the biggest factor in securing a sale on their home.”

For most people, selling a house is one of the biggest decisions in life and can be stressful – the right estate agent will help to minimise aggravation and maximise results.

So what should you consider when choosing an estate agent? First, you’ll need an agent with an in-depth knowledge of the local property market so choose an established, local agent with strong relationships with local buyers, who uses a range of marketing tools to maximise exposure, while still offering value for money. Estate agents charge either a percentage of the sale price, a flat fee or a combination of both.
